About the Project
Pan Gulf Technologies Limited delivered a detailed BIM solution for the renovation of a large residential property in the USA. Leveraging laser scan data and as-built measurements, the project aimed to produce a precise digital model for design development, construction documentation, and high-quality rendering outputs.
Client Overview
The client approached Pan Gulf Technologies Limited for their first project using point cloud data. They required expert guidance on interpreting the scan outputs, understanding limitations, and converting them into accurate BIM models suitable for both design and construction phases.
Scope of Work
Developed an as-built BIM model using laser scan data and on-site measurements. Modeled slabs, floors, walls, roof, doors, windows, stairs, floor finishes, ceilings, and furniture. Applied exterior finishes and material colors based on client-provided site photos. Delivered DD (Design Development) and CD (Construction Documentation) drawings. Produced detailed schedules, site plans, construction plans, floor plans, elevations, sections, interior elevations, and 2D details. Generated realistic rendered views using Enscape.
Key Challenges
Client’s first experience with point cloud data required additional training and consultation. Ensuring precision in the BIM model while aligning with as-built measurements. Interpreting incomplete or unclear scan data for certain building components.

Pan Gulf Technologies Limited provided hands-on guidance to the client on handling point cloud files. Using Revit’s advanced modeling capabilities, the team transformed the scan data into a fully detailed BIM model, carefully matching real-world dimensions and material specifications. Finishes and colors were faithfully replicated using photographic references, and the final deliverables included all required drawings and renderings.
