About the Project
Pan Gulf Technologies Limited delivered a comprehensive LOD 300 BIM solution for a commercial development in the USA. The project comprised two two-story buildings (Buildings A and B) connected by a sky bridge on a 1.38-acre site, accommodating office, retail, and parking zones with façade design as a key element.
Client Overview
The client engaged Pan Gulf Technologies Limited to develop a detailed BIM model based on CAD drawings, a SketchUp model, and sample inputs—designed to support both design and permit-ready documentation.
Scope of Work
Created an LOD 300 Revit BIM model including slabs, walls, roofs, doors, windows, stairs, finishes, ceilings, and façade cladding. Generated full documentation for site plans, floor plans, elevations, sectional views, permits (50% and 100%), and detailed fenestration and storefront elements. Accurately tagged walls, walls’ materials, finishes, and openings.
Key Challenges
Translating facade modeling from a SketchUp reference into an accurate BIM environment. Creating custom decorative elements like railings, screens, and structures in Revit. Blending 2D and 3D detailing to support mixed-material facades and complex geometry. Ensuring alignment between stud wall systems and storefront layouts.
